Founded in 1992, we were an early pioneer of the modern “lifestyle center” concept. We believed back then that retail destinations had become homogeneous, lacked character and failed to convey a real sense of place.
Our approach was to create a new kind of retail destination – a place reflective of the local community’s personality and culture and a place where people could gather socially as well as shop and dine.
Our early projects reflected these core beliefs. They included:

During this time, affluent populations began moving back into urban areas and the retail offerings in these revitalized neighborhoods were not keeping pace.
We again identified the need to transform retail real estate. Our downtown projects included:

The trend towards lifestyle centers and downtown retail destinations left many traditional regional malls unable to compete.
We began helping these aging centers transform into more culturally significant destinations. Our projects included:

Today, many of our projects reflect the desire by suburban communities for the convenience and pleasure of “town center” environments.

We will continue to remain at the forefront of innovation in retail real estate and continue our commitment to creating destinations that are distinct and convey a real sense of place for the communities they serve.
Case Study
University Park Village
We transformed a small failing community center into University Park Village, a 172,000 square foot upscale specialty center in the heart of Forth Worth’s affluent suburbs. The dramatic transformation included the creation of a village environment along with a complete remerchandising that resulted in a top-tier national tenant roster.
