Bayfair Center in San Leandro, California, is easily accessible from three major highways and positioned within a dense residential area with diverse demographics. The center hosts popular retailers and restaurants, including Macy’s, Target, Kohl’s, Old Navy, Chili’s and Bed, Bath and Beyond.
Our goal was to revitalize the aging center through a successful remerchandising and redevelopment plan. The center was 73 percent occupied, with a declining reputation within the marketplace. A strategic plan was put in place to upgrade the 50-year-old center and appeal to the big-box tenants the community wanted. By updating the façade and executing events indoors and outdoors, we strategically positioned Bayfair Center as a place you could take your family and friends.
To redevelop the property, we upgraded the center’s interior and exterior, added new signage and reoriented key interior spaces toward the outside. This provided better accessibility to the tenants. In addition, we created a new logo and color schematic to generate a modern, family-friendly look. A strategic event activation strategy was put in place to position Bayfair Center as a safe community gathering place and the retail, dining and entertainment destination in San Leandro.
Madison Marquette secured 13 new leases: Target; Kohl’s; Old Navy; Bed, Bath and Beyond; Starbucks; Chili’s; Chevy’s; Century Theatre; Panda Express; Subway; Pizza-Anatomy and Diggers Diner. Bayfair’s sales increased by 15 percent and the center is 98 percent occupied. The inviting common areas serve as a gathering place for more than 50 community groups, driving foot traffic to the center every weekend.
