One of Southern California’s premier lifestyle destinations, Park Place is a 170,000 SF neighborhood retail center anchored by Mother’s Market grocer and includes top-performing destination restaurants such as Houston’s, California Pizza Kitchen and Ruth’s Chris Steak House. The property is part of a 105-acre, 3 million SF mixed-use Park Place project with Class A office, residential and retail.
We decided to revitalize and upgrade the appearance, merchandise mix, quality and accessibility of the retail to better meet the needs of the sophisticated and cultured Orange County community. In turn, this increased the value of the office and residential components of the center. We enhanced Park Place as a retail environment, with new visibility from the campus and adjacent streets. We created a new story and vitality, encouraging a “comeback” experience for the shopper. Madison Marquette saw the value of the office campus and used it as a key selling point to secure tenants, increase rental rates and improve the overall value of the property. We carefully crafted parking signage to improve the traffic flow, congestion and overall parking issues within Park Place.
To meet our goal, Madison Marquette oversaw an overall center façade upgrade that increased gathering/seating areas. We orchestrated an overall update to the merchandise mix and rebranded the center with a trendy new logo, color scheme, website and experience guide to connect with the unique Orange County audience. We increased directional signage for parking and added lighting throughout Park Place.
In the end, the staple retailer, Mother’s Market, signed a renewal and redevelopment, recommitting to the center. Madison Marquette negotiated four leases, including a 45,000 SF flagship LA Fitness, Panini Café, Which Wich Sandwich Shop and The Counter. The new logo, look, brand and feel appealed to sophisticated tenants and traffic/sales increased significantly.
